by Sam Miller

August 2011 home sales in the Knox County Ohio MLS were up for the month.  According to our local MLS, there were 52 residential home that sold ranging in price from $19,500 to $360,000.  The average sales price for a Knox County Ohio home that sold in August was $123,858 which is up from July which averaged only 35 homes sales.  52 home sales compared to 35 is a significant increase and a positive sign.  A side benefit for existing sellers who have their homes for sale is that the increased August homes sales removed 52 competing homes from the market.  This creates more opportunity for those who have their home on the market today and increased their changes to sell their home this year.

Must Have Apple iPhone 4 Accessory

by Sam Miller

Apple iPhone Glif Tripod Mount

Those of us who are using the iPhone 4 in your real estate businesses are already experiencing the power of this amazing tech tool.  I personally love the integration of all the spectacular features built into such a small and useful package.  It wasn't all that long ago that we would carry a Palm Pilot, a digital camera, a video camera, a mortgage calculator, a cell phone and today all those features and a lot more are already built into the iPhone 4.

I picked up what I believe is a must have accessory for the iPhone 4.  The iPhone has an impressive digital camera and video camera that is built in but the iPhone lacks a threaded location to attach a tripod.  THEGLIF.com makes a product that quickly and easily attaches to your iPhone 4. so that you can connect your iPhone 4 to a tripod in both portrait and landscape mode.  This is an amazing product and it is listed at SKU: GLF001BK and retails for about $20.

Why It Still Makes Sense To Buy A Home

by Sam Miller

Home values and mortgage interest rates are at a record low yet it seems that many people remain skeptical about buying their first home.  There are so many positive reasons why buying and owning a home makes more than just financial sense.  In most households the single largest investment a person or family has is their home.  Ultimately most homes and especially those purchased using a fixed interest rate mortgage help shield the owner from increased housing or rental costs.  Did you know that many homeowners are able to deduct the mortgage interest they pay against their annual income which reduces their income tax and often increasing their income tax return?  It has been proven that statistically students of homeowners score better on academic tests and graduate at a higher rate.

The graphics below provide a visual explanation beyond the financial and stability benefits of home ownership.
