Who is Exempt From Completing The Ohio Residential Property Disclosure Form?

The State of Ohio requires that most homeowners of single family homes and of 1-4 unit apartments are required to complete an "Ohio Residential Property Disclosure Form".   However, there are many property owners who are legally exempt from completing this form.  This video features Ohio Real Estate Expert, Peg Ritenour, of the Ohio REALTOR Association.  Peg does an amazing job of explaining who is exempt from this required disclosure and she clears up some of the confusion relating to bank owned sales, deed in lieu of foreclosure sales, estate sales, trusts, guardian sales, court ordered sales, new construction, co-owner sales, sales to ex-spouses, inherited sales and sales to tenants who have lived in the property.  Most people who are involved in the real estate process including buyers, sellers, bankers, mortgage loan officers, appraisers, REALTORS and real estate professionals will benefit from the information that is shared in this video.

Knox County Ohio July Home Sales Report

July of 2011 was an active month for home sales in the Knox County Ohio community.  There were 35 residential home sales in Knox County Ohio that were report to the local MLS.  What is interesting is that the average sales price in July was higher than normal at $150,237.  This doesn't mean that home values increased in July and the cause of the increase was that there were 5 homes that sold over $300,000 which pulled the monthly home sales average up a bit.  In June of 2011 the average sales price was roughly $8,000 lower at $142,564.

Our Real Estate Sign Van Gets A New Look

Our real estate sign van has an all new look thanks to Rod Zolman of Sharx Design.  Rod has been a personal friend and a real estate client of ours for years and Rod does amazing work.  Rod and I really wanted to capture the look and feel of our new knoxcountyohio.com website and at the same time help promote and drive additional traffic to knoxcountyohio.com.  We couldn't be happier with the finished product.  

Tonight was the first night that our sign van hit the road and the reactions from other drivers was pretty spectacular.  One of our goals with the new truck was to create a traveling warehouse of real estate signs, directional signs, specialty sign riders, brochure boxes, real estate marketing supplies and tools that we use and loan out to our clients and customers.  Repurposing our van is going to save our team so much time and enhance our day to day efficiency.
