We created a short video capturing a unique birds eye view of the Apple Valley Lake and the Marina. Most Apple Valley area residents and their guests have never had an opportunity to see the Apple Valley Lake Community from this perspective. When I shared this video at our real estate office it was amazing to hear the comments from our team members because everyone who watched this video couldn't believe the amount of mature trees and all the heavily wooded areas around the lake because.  This video shows viewers an entirely different perspective compared to views you experience by just driving around the lake.

Apple Valley Lake 5 Year Home Sales History

The Apple Valley Lake continues to be an active housing market and sales have remained relatively strong over the last 5 years.  There were 85 Apple Valley homes that sold in 2011 according to the Knox County Ohio MLS as of January 2nd, 2012.  It should come as no surprise that 85 home sales at the Apple Valley Lake didn't break any home sales records but 2011 was within 8 homes sales of matching the 2010 Apple Valley home sales numbers.  One of the key factors that caused Apple Valley to not match or surpass home sales figures of 2010 was because in 2011 we had a very long winter season with snow on the ground all the way into April.  The reality is that the second half of the year in 2011 was actually stronger than in 2010 which is a sign that the market was headed in the right direction.  

Apple Valley Lake 5 Year Home Sales History2011 was a great year for our real estate team regarding home sales at the Apple Valley Lake, lots sales at the Apple Valley Lake and real estate sales in general within Knox County Ohio.  We were pleased to lead the local housing market for the 20th consecutive year for most homes sold and we successfully sold and closed 203 real estate transactions which is nearly triple the transactions compared to the nearest real estate team in Knox County Ohio.

Many will be surprised that we are featuring the Apple Valley Lake more than two months after the peak boating season is behind us.  We just couldn't pass up an opportunity to share with you something that most people at the Apple Valley Lake and most Knox County Ohio residents have NEVER seen before.  Each year in November the Apple Valley property owners association has their maintenance crew lower the lake level before the winter weather arrives.  This year we were at the Apple Valley Lake Spillway on November 15th at 7:30 a.m. to photo and shoot HD video of this event which only happens once a year.

The Apple Valley Lake is a premier lake resort that is located in a small community in Knox County Ohio.  Apple Valley is comprised of 3700 picturesque acres that surround a sparkling 511 acre lake.  Apple Valley is well known throughout our state as one of the cleanest swimming and boating lakes in Central Ohio and features 3 gorgeous sand beaches. The lake has numerous natural springs that feed the lake with a constant flow of fresh water which explains why the lake water is so clear and the beaches are so clean.  The Apple Valley Lake is the perfect place for those looking for just a weekend get-a-way, a lake house, a vacation home / cabin or for those who desire the ultimate waterfront home.         

Apple Valley Lake Airplane View by Sam MillerThe term "Fun in the Sun" truly captures the essence of the Apple Valley Lake lifestyle especially during the spring, summer and the fall seasons.  Boating is one of the most popular activities at the lake and there are no horsepower or cubic inch limitations for boats or jet skis.  Water skiing, tubing and wake boarding are  all fun activities at the lake. Be sure  to bring your digital camera or video recorder because you are certain to capture some amazing photos and video footage at the lake.  Don't forget your fishing gear because Apple Valley is a fully stocked lake with some seriously big fish.  If you have small children or grandkids be sure to check out the fishing pond at Bennett Park which is the perfect spot for young kids who want to catch blue gills one right after another.

If you love to swim, lay in the sun and tan, pic nic or just kick back and relax you won't want to miss the 3 sand beaches at the Apple Valley Lake.  Sutton Beach and Davis Beach are both located on the west side of the lake and King Beach is located on the east side.  Sutton Beach is located near the front entrance on Baldwin Drive and it's a popular hot spot with the kids.  The setting at Davis Beach is pretty spectacular and features the largest sand shoreline at the lake.  Davis Beach features a 180 degree panoramic lake view from the water, from the beach and even from the parking lot hill.  If you are planning to visit Davis Beach be sure to bring your digital camera because there isn't a bad view from this beach.  King Beach is located in a more remote setting and it's surrounded by beautiful mature trees.  It doesn't matter which Apple Valley beach you visit because you're sure to have a great time. 

There is more to do at Apple Valley than just lake activities.  If golf is your game you are sure to love the Apple Valley Golf Course and the newly constructed club house.  People travel from miles and mies away to play Apple Valley.  The 4th of July is a one of the most popular events at the lake and there are festivities, boating and ski shows and you will be blown away by the Saturday night fireworks display that takes place near the club house.  This is the busiest night at the Apple Valley Lake because most everyone has their boats on the water as they are shooting the fireworks over the lake.  The reflection of the fireworks illuminating over the lake is truly a site to see.  

Many Apple Valley home owners purchase vacation homes for relaxation, family fun, entertainment and for romantic getaways.  Available homes at the Apple Valley Lake typically range in price from $69,000 for a small cabin to $800,000 for a year round waterfront home.  For those just looking to gain access to the Apple Valley Lake amenities or so they can put a boat or jet ski they can simply purchase an affordable vacant Apple Valley lot for as low as $3,000 and the majority of the lots are buildable and include public utilities.  Apple Valley Lake is a private resort and it's amenities are available only for property owners and their guests.

Apple Valley Lake Homes Sales Report

During the month of October there were 7 home sales at the Apple Valley Lake in Knox County Ohio.  The lowest priced home at the Apple Valley Lake sold for $106,500 and the highest priced home sold for $287,500.  The average sales price for October at the Apple Valley Lake was $162,557.  To give you a comparison I ran a report for October of 2009 and last year for the same period there were 11 sales at the Apple Valley Lake.  What this means is that there were 36% fewer home sales at the Apple Valley Lake in 2010 as compared to 2009.  This shift in homes sales at Apple Valley Ohio are certainly understandable because in a tighter economy 2nd homes / vacation homes are not a requirements for everyday life.  As the economy strengthens and as the Spring housing market arrives I am confident we will see an increase in buying activity at both the Apple Valley lake and also in all of the communities in and around Knox County.

Apple Valley Lakefront Homes

It is not everyday that you can find an Apple Valley Lake waterfront home that is priced under $300,000.  Most generally you will only find an waterfront home in this price range if it has minimal water frontage, located on a small cove or overlooks the marina and even then prices can still be above $300,000.  This property at 291 Crabapple Drive is a winner because it combines an exceptional location, a true lakefront lot, a wonderful view and this home is ideal as a summer home / vacation home or a year round residence.  If you have always dreamed of owning a home on the Apple Valley Lake with a great view consider this your opportunity.

What is a Short Sale?

Real estate foreclosures in Knox County, Ohio are on the rise.  Due to the increase in unemployment, I believe it is realistic that home foreclosures will continue to increase until the job market rebounds.  Home foreclosures can cause serious stress and these types of financial challenges are one of the biggest factors influencing the increased divorce rate among married couples today.

Did you know that a high percentage of the homes that are foreclosed on could have avoided foreclosure and the owner could have sold the home through a REALTOR?  This is where the term Short Sale comes into play.

In today's current housing market, many people owe more on their home than their home is worth.  There are many reasons a homeowner may owe more on their home than it is currently worth and here are some examples:

  1. This may have happened because the value of the home simply dropped.
  2. They refinanced their original loan and rolled the closing costs into the new loan.

Each year I compile "The State of the Market Residential Housing Report" for the Apple Valley Lake Community which is located in Knox County, Ohio.  This report highlights all residential home sales for the previous year.  This report includes only home sales in Apple Valley Lake Community including Apple Valley lakefront homes, lakeview homes, golf course homes and wooded and more typical locations.  This report excludes all vacant lot sales which are being featured in my Annual Apple Valley Lot report.  

  • 101 Residential homes sales in 2008 at the Apple Valley Lake Community
  • $16,058,378 or just over 16 million in total combined volume (per MLS)
  • $158,993 was the average sales price for the homes sold in Apple Valley
  • $530,000 was the highest residential sales in Apple Valley in 2008 MLS
  • $65,000 was the lowest sales price in Apple Valley per Knox County MLS

  • $53,249,324 or just over 53 million in combined volume
  • $124,414 was the average sales price for the Knox County
  • $565,000 was the highest residential sales in Knox County MLS
  • $8,000 was the lowest actual frame constructed home sale (repo)
