2011 Mount Vernon Ohio Fireworks Video

The Mount Vernon Ohio 4th of July Fireworks Celebration tonight was a seriously impressive event.  The fireworks display featured more than 20 minutes of non stop explosions with colorful light up the sky style excitement.  In my opinion the fireworks this year actually exceeded last years event and last year was pretty awesome especially for a small community.  I created a 10 minute video highlight reel of tonights fireworks and I hope you enjoy watching it.

365 Things To Do in Knox County Ohio

Mount Vernon, Ohio has so many fun things to do especially considering the community only has a population of around 16,000 people.  Today I visited one of Mount Vernon's 8 parks and I had a little fun during my lunch at the Park on Cougar Drive near the Mount Vernon Nazarene University.  This public park is specifically for flying remote controlled airplanes which are often referred to as R.C. Planes.  This is a super fantastic park because there are no power poles, no electric lines, there aren't any big trees with branches and the land is nice and level.  If you have ever flown or tried to land an R.C. airplane you will appreciate the open space and design of this large and open park.

I am a huge fan of pretty much any product that utilizes modern technology ranging from the GPS in my SUV, the Apple iPad, DSLR cameras, iPhones, portable cellular broadband networks...for some reason I really dig technology.  Today I got my first chance to test out a new piece of technology that I plan to use for our real estate business...an iPad controlled drone helicopter.  The plan is to shoot aerial footage using an HD quality camera mounted on our helicopter and do real estate fly overs and capture very unique video and photo opportunities that were never before possible with the more traditional digital camera setups.  Today I only shot in standard resolution because it was very windy plus I haven't mastered the balance and stability controls yet so my flying has a little added motion.  Be sure to scroll all the way to the bottom to view the video.

Mount Vernon Ohio Water Park

The Hiawatha Water Park and Pools in Mount Vernon, Ohio is a very special place and a proud accomplishment of our community.  When I was opening my mail today I opened up a new brochure with the latest schedule and pricing for the Hiawatha Water Park and Pools.  The basic schedule highlights opening in June through August with hours ranging from 12 noon to 7:45 p.m.  There is a little disclaimer on the closing time which says "Manager will determine pool closure due to inclement weather" which I am sure is for safety purposes due to rain and storm conditions.  This year they are once again offering season pass options and I have scanned their brochure and have included the actual 2017 rates and I have featured them at the very bottom of this page for you.

The embedded video below is a quick and fun look at the Hiawatha Water Park and Pools.  I am often asked how I was able to keep the video camera from getting wet while taking a wild ride down the water slide.  The trick was to enclose the video camera inside a ziplock plastic bag and hold the clear plastic bag tightly over the lens to eliminate a distorted video image. 

  

There are special pricing brackets for memberships purchased before May 1st, 2017!

Household Membership for Mount Vernon Residents is $180.00 and for Non-Residents, $200.00

Individual Memberships (Ages 6-59) for Mount Vernon Residents are $85.00 and for Non-Residents, $100.00

Child Memberships (Ages 1-5) for Mount Vernon Residents are $45.00 and for Non-Residents, $60.00

Senior Citizen Memberships (60 and over) for Mount Vernon Residents are $50.00 and for Non-Residents $65.00

Hiawatha Water Park and Swimming Pool in Mount Vernon OhioSwimming lessons are offered at a first come, first serve basis to those purchasing a seasonal membership.  Sign ups for lessons and opportunity for purchasing your memberships will be held Wednesday, May 10th and Thursday May 11th between 4:00 p.m. and 7:00 p.m.  The Hiawatha Water Park and Pool has many added bonuses, including use of patron lockers, just bring your own lock!  In order to be eligable to purchase a residential membership, members must reside within the Mount Vernon City School District.

The daily rates for The Hiawatha Water Park and Pool are as follows:

Individual Passes (ages 6-59) are $7.00 between the hours of 12 noon and 5:00 p.m. and $5.00 after 5:00 p.m.

Children's Passes (ages 1-5) are $4.00 between the hours of 12 noon and 5:00 p.m. and $3.00 after 5:00 p.m.

Senior Citizen Passes (ages 60 & up) are $6.00 between the hours of 12 noon and 5:00 p.m. and $4.00 after 5:00 p.m.

Children (under 1) are at no cost!

The Hiawatha Water Park and Pool is located at 100 Sychar Road in Mount Vernon, Ohio and hours are between 12:00 noon and 7:45 p.m. from June through August.  If you have any questions prior to the season, feel free to call the City Hall Auditor's office at 740-393-9521.  Once the park is open, call 740-393-0288 for any questions.

Knox County Ohio Home Sales Report

The 1st quarter home sales statistics for the Knox County Ohio MLS are in and 55 home successfully sold and closed according to the local MLS.  During the exact same period in 2010 there were 70 homes that successfully sold.  Something to remember about 2010 is that the housing market last year was heavily driven by the government economic stimulus and the home buyer tax credit.  During the 1st quarter of 2011 the Knox County Ohio didn't experience any benefits from incentives yet our housing market was able to maintain over 78% of the total home sales of the prior year.  These home sales figures combined with a longer than normal snow and winter season are actually positive indicators that our local housing market may be headed to a partial recovery.  

As of today there are 405 residential homes for sale within Knox County Ohio according to the Knox County MLS.  This is a very interesting number because the average listing price of these homes is $156,705 yet the average sales price so far this year is only $100,158.  The lower than normal average sales price in Knox County Ohio is partially due to the amount of bank owned home sales that have already sold and closed this year.  Something that many people won't immediately realize is that the average home value HASN'T dropped to $100,158 in Knox County Ohio.  The average sales price of homes that SOLD during the first quarter is $100,158 and that is a big difference than saying the average price of Knox County Ohio homes is $100,158.  The reality is that so far this year the overall market values of Knox County Ohio homes really haven't changed all that much.

Sam MillerFebruary was a good month for the Sam Miller team and RE/MAX. There was a total $2,073,759 total home sales in Knox County with an average price of $109,145.  Sam’s team was responsible for 26.3% of all single family or residential homes in Knox County that went through MLS according the the Knox County Ohio Multiple Listing Service.

The whole of the RE/MAX office had a 45.59% market share in the total board of Realtors, which includes all real estate brokerages for residential home sales. In a fragile home buyers market, Sam Miller consistently uses his know-how to turn around quality homes.

Apple Valley Home Sales Jan 2011 - Feb 28 2011

Apple Valley, OhioSam Miller of RE/MAX® Stars Realty is a force to be reckoned with in Apple Valley, Ohio.

Between January and February of 2011, Knox County Board of Realtors® reported 39 residential home sales for a total of 3.8 million dollars. Ten sales resided in pristine Apple Valley for a total of $1,245,000. Four of which residential homes were sold personally by Mr. Miller, giving him credit for 40% of the Apple Valley Market.

This is a statistical feet usually won by real estate companies. Individual real estate agents rarely have so much success.  Sam Miller is a rarity in the market, and will continue to break statistical precedents by offering quality homes, in the best location and at the best price in Apple Valley.

Knox County Ohio Real Estate Report

The Knox County MLS experienced a slight reduction in home sales of about 10% this past January as compared to a year ago in January of 2010. This is truly outstanding because it means the market may be headed in a more stable and positive direction.  You may be wondering how it can be good news that the market is down by roughly 10% but remember that in early 2010 the housing market was driven by an economic stimulous package and a lot of government subsidy money such as the $8,000 tax credit.  Many media outlets predicted the housing market would be off by as much as much as 40 or 50% but our market outperformed those predictions and barely missed a beat.

As of February 1st, 2011, there are currently 303 Knox County residential homes available for sale that are listed in the Knox County MLS. The combined value of all 303 homes that are available and for sale is over 44 million dollar with a combined average listing price is just over $148,000.  The lowest priced available single family residential home that is currently listed for sale in the Knox County MLS is listed for only $15,900 and the highest priced single family home for sale today is listed for $795,000.

Currently we are working off of a 16 month absorption rate based on the January 2011 Knox County home sales and also based on the current inventory of available homes.  This is the ultimate example of how supply and demand and how one impacts the other.  Currently there is a larger supply of available homes than they are monthly sales.  This number of monthsof active inventory will typically reduce in the late spring and summer months because during the peak home selling months we can experience anywhere between a 200% to 300% increase in monthly home sales compared to the early winter months such as January or February.

Kokosing Gap TrailExperience the beauty of the Kokosing Gap Trail with hundreds of other runners during the Earth Day Challenge Marathon and Half Marathon. The race starts on the Kenyon’s College’s clandestine campus, then continues onto the trail itself. The Kokosing Gap Trail is a 14-milelong paved recreational trail built on the former Pennsylvania Railroad that lies just south of the campus, just across the Kokosing River.

Keep your heart pumping and your eyes open as you run over bridges, past trees, and under tunnels. This route is all about you versus yourself, with as little outside distractions as possible. The Kokosing Gap Trail provides perfect even-terrain, with very few climbs or dips on a well-maintained path. The course continues along the trail all the way back to the Kenyon campus, up a scenic hilltop, and a left on Duff Road, where runners head north and then back up to the Kenyon Athletic Center for the finish. There’s no better way to celebrate the planet then with a soul-defining run on the gorgeous Kokosing Gap Trail.
